When buying a property, septic system knowledge can be a game-changer. Needless to say, but I am going to say it anyway" GET A SEPTIC INSPETCTION"!


Regular maintenance, understanding the process and potential warning signs are crucial.


A septic system's typical lifespan is between 20 to 30 years, with variances depending on factors like construction quality and maintenance frequency. Sand mound systems often exceed this average lifespan unless poorly constructed or based on inadequate testing.

Whatever system it may be, just STAY AWAY from holding tanks- they are an endless money pit!

Top 10 Warning signs:


1. Lack of Information: The most significant red flag could be the property owner's lack of information about the septic system. For instance, if an owner states they've never had their septic tank pumped, this could indicate a problem. Regular maintenance, such as pumping the tank, should occur every two to three years depending on water usage. So, a lack of maintenance can signal potential issues with the septic system.


2. Unpleasant Odors: If you notice a foul odor outside or inside your house, especially near the area where your septic tank is located, it might be a sign of a septic system problem. This is often one of the first indications of trouble, as it suggests that waste is not being processed properly.


3. Standing Water or Wet Spots in the Yard: If you notice wet spots or pools of water in your yard, particularly over the drain field or septic tank, this could indicate a septic system issue. This is often accompanied by unpleasant odors. If possible, visit the property after a heavy rain. This will give you a better understanding on the soil permeability.

4. Slow Drains: Slow draining sinks, bathtubs, showers, and toilets can be a sign of a septic system issue. While it could also be due to a localized clog, consistent or recurring slow drains throughout the house might suggest a problem with the septic system.


5. Lush Green Grass over the Septic Tank or Drain Field: While a green lawn is typically a good thing, grass that is significantly greener over the septic tank or drain field could be a sign of a leak. This is because the additional moisture and nutrients can cause the grass in that area to become more lush.


6. Sewage Backup: If sewage backs up into your sinks, showers, tubs, or toilets, it's a clear sign that something is wrong with your septic system. This is a serious issue and requires immediate attention.

7. Gurgling Sounds in the Plumbing System: If you hear unusual noises, like gurgling or bubbling, when you flush the toilet or use sinks and drains, it could be an indication that your septic system is not functioning properly.


8. High Water and Sewage Levels in the Septic Tank: If a routine inspection reveals high water or sewage levels in the septic tank, it could suggest a problem with the system. An alarm system can help detect this issue.

9. Rapid Grass Growth around the Drain Field: Similar to lush green grass over the tank, rapid growth in the area around the drain field can be a warning sign of a leak in the system.

10. Presence of Sewage in the D-box (Distribution box): The D-box is supposed to distribute wastewater evenly into the drain field. If sewage is present in the box, it could be a sign of a malfunction in the tank.


These signs suggest that your septic system might not be functioning properly and requires attention. It's always advisable to act promptly when you notice these signs to prevent further damage and maintain the health and safety of your household.
